U.S. News and World Report recently ranked Naples the #1 safest place to live in the United States, and #2 best place in Florida to both live and retire from among 150 metropolitan areas across the country.  Such rankings read like relocation recommendations over the last months and Antilles sold out its original 2021, Phase 1 inventory homes in record time.  Phase 2 residences are continuing on the same trajectory as they are released for sale with pricing starting in from the upper $500,000’s for Grand Coach Homes from 1,980 to 2,444 square feet under air.  Attached individual Garages and screened-in Lanais are included with every Coach Home.

As a good value purchase, every residence in Antilles features open, airy spaces defined by high ceilings and wide window walls.  Standard finishes include substantial 8-foot, solid core interior doors, hurricane-rated windows and doors, Shaker style Kitchen cabinetry with 42-inch high uppers, tall baseboards, wide trims, sleek rocker style lighting switches, cove ceilings per plan, wide profile, porcelain tile flooring and subtle designer carpeting in the bedrooms.  Kohler plumbing fixtures, heavy-weight frameless glass shower enclosures and custom designed wood Closet shelving that promotes air ventilation are standard in all units.   All residences include Linen Closets, Pantries, walk-in Master Closets and separate Laundry Rooms.  Quartz countertops are standard throughout, as are Kitchen island pendant fixtures and stainless steel Kitchen appliances - including on-trend French door style refrigerators.  Recessed lighting and advance wiring for data, voice and video are standard.  Combined with its elegant West Indies Island style architecture rendered is soft dove grey with sharp white trims and charcoal shutters and multiple value-adding roof lines, Antilles presents a residence as handsome as it is well engineered.  Antilles is a pet friendly community and low monthly fees continue to be an influential deciding factor in its favor among buyers.

As a community, its superior location set back a quiet distance from the busy Collier Boulevard corridor is one of its guaranteed charms.  No peripheral roads or jarring traffic noises upset Antilles’ peaceful balance.  Additionally, the 110,000 acre Rookery Bay Reserve is its neighbor to the west, whose protected status guarantees there will be no further development to interrupt the wide open views Antilles’ homeowners enjoy in all directions.

The Grand Coach Home’s first floor Nevis floorplan features a side Entry that showcases the entire Great Room as soon as you open the door.  It features a huge chef’s Kitchen complete with oversized island that has sight lines over the entire living area.  A favorite feature of the Nevis is its separate Storage Room in addition to the Pantry, both of which are lined with floor to ceiling shelves.  The upper floor Montserrat floorplan  has a first floor Entry that sets it apart for its private, single family home ambience.  Its floorplan mirrors the Nevis in many features and also focuses on the Kitchen as the heart of the home.

The new designer model for the Classic Coach Home’s first floor Saba is still being installed but can be viewed when accompanied by an on-site agent.  It is a showcase for the revised Kitchen layout that relocates its Phase 1 Pantry to a side wall, significantly opening up its Great Room footprint without expanding the floorplan.  The Saba includes direct Garage access.

The Classic Coach Home’s upper floor Tobago floorplan is somewhat smaller than the Saba, but  its higher ceilings make it seem to live larger.  Its Great Room features a cove ceiling in its peninsula style Kitchen plus the same relocated Pantry as noted in the Saba.  Its top floor views are exceptional and, as in all Antilles’ Coach Homes, the Master Suite is located across the home from the other Bedrooms.

JMD Development designed Antllles to include an exceptional amount of resort level amenities for its homeowners.  The Flamingo Club encompasses 14,000 square feet of indoor and outdoor features and the oversized 3,500 square foot Resort Pool is a perfect example of the developers’ attention to detail.  It is designed with a wide and inviting wade-in, sun shelf Entry homeowners love.  It also features a negative perimeter edge that appears at low angles to overflow into Antilles’ own 5-acre Kingfisher Lake and wetland preserve like a stepped water feature gently meandering through the 54-acre community.  The Pool’s fluid design includes curved sides to create nooks and natural separations to accommodate family or small group swim areas.  A multi person heated Spa is adjacent and the huge Tiki-Hut with end-to-end, quartz-topped service bar and BBQ grill area that overlooks the Pool.  Antilles’ pergola shaded Fire Pit has become a winter season favorite and site of many evening cocktail celebrations.

Outside the gated Pool area, Antilles’ regulation Bocce and Pickleball Courts have attracted players at every level of expertise.  Equipment is provided by JMD Development for the use of homeowners and their guests at no cost.  It also added a 4-hole Putting Green recently.  As a family owned and operated company, the principals have taken a personal interest in every phase of Antilles’ development.

The Flamingo Club amenity center was designed to be at the heart of the community.  In addition to its expansive Outdoor Living Area, it is as representative of Antilles’ luxury resort presentation as it is of the quality built into every residence.  Concierge and executive services are managed here and the Exercise and Fitness Center, Massage Room and Catering Kitchen are to the rear.  The huge Gathering Room occupies about one-half of the Club’s 5,000 square foot expanse and features wall to wall views across the community.  It includes the Fireplace Lounge with comfortable furnishings and a big screen TV, Sonny’s Cafe and all day Coffee Bar and multiple round tables and chairs perfect for dining, socializing, cards and board games.

Antilles is a short drive from the fine dining and shopping opportunities of Old Naples.  Marco Island’s world class beaches and fishing spots are equally close.  It is a gated community 2 miles south of Tamiami Trail East (US 41), off Collier Boulevard (SR 951). Turn east on Port Au Prince Road and continue to The Flamingo Club, 155 Indies Drive East, Naples,  FL  34114.  Antilles is represented by JRW Developer Resources, a division of John R. Wood Properties.  Please refer to AntillesNaples.com to register for the most current updates or call 239-691-4455 for an appointment.  The Sales Center is open daily 10AM to 5PM and Noon to 5PM on Sundays.  Jaime and Kerry are on site to represent the property.
